Midtown Manhattan High-Rise at Risk of Collapse After Structural Columns Buckle

A 37-story high-rise in Midtown Manhattan — the former Pfizer global headquarters at 235 East 42nd Street — is teetering on the brink of collapse after two steel support columns buckled during a massive office-to-residential conversion. The building, located just blocks from Times Square and Grand Central Terminal, was evacuated Tuesday morning, July 7, 2026, along with at least nine neighboring structures, including a hotel and a school with 400 children.

New York City Mayor Zohran Mamdani described the situation as “extremely serious,” noting that the building has continued to shift throughout the day. “We are monitoring this minute by minute,” Mamdani said at a press conference. “Our priority is public safety.”

How the Crisis Unfolded

Construction workers arriving at the site around 8 a.m. noticed bricks falling from the 21st floor and alerted the FDNY. Upon inspection, emergency crews discovered that two steel support columns on the 21st floor had buckled, causing concrete to spall, glass to pop out of window frames, and several upper floors to sag. Drones deployed by the FDNY revealed that the columns were still deforming — shifting by several centimeters in the hours after the initial report.

“This is a highly unusual situation,” said structural engineer Barry LePatner in an interview with Commercial Observer. “For a steel-frame building to show this kind of ongoing movement suggests that structural members were likely weakened during the renovation process.”

The New York Times reported that the building stopped moving by noon, allowing a six-person assessment team from the NYC Department of Buildings, FDNY, and the contractor to enter and evaluate whether shoring can begin. Emergency steel beams and columns are being brought in to support the sagging floors.

FDNY Chief John Esposito told reporters that a “localized collapse” is possible but a total collapse is unlikely due to the building’s steel-frame construction. Still, a collapse zone has been established from East 40th to 45th Streets between First and Third Avenues, with all vehicular and pedestrian traffic diverted.

The Largest Office-to-Residential Conversion in NYC History

The building at 235 East 42nd Street, originally designed by Emery Roth & Sons in the International Style and completed in 1960, served as Pfizer’s world headquarters for decades. Pfizer sold the complex — which also includes a connected 10-story building at 219 East 42nd Street — in 2018 for $363.5 million. The developer, Metro Loft Developers in partnership with David Werner Real Estate Investments, launched plans to convert the 973,000-square-foot complex into 1,600 rental apartments, making it the largest office-to-residential conversion project in New York City history.

The conversion, designed by Gensler, involves adding 19 stories atop the original 10-story structure, replacing all 2,000 windows, removing the facade for energy-efficient outer walls, and reconfiguring floor slabs. The project was slated for completion by 2027 and included over 100,000 square feet of amenities such as a rooftop pool and fitness center. The city’s Department of Buildings has since filed a complaint against the owner for performing construction “contrary to approved plans,” and the general contractor has faced over $32,000 in fines for safety violations since July 2025.

Similar large-scale conversions face scrutiny as cities grapple with empty office space. The office-to-residential conversion trend has accelerated post-pandemic, but this incident raises questions about structural safety during retrofitting.

Evacuations and Emergency Response

Authorities ordered the immediate evacuation of the building itself, as well as the neighboring Hampton Inn Manhattan Grand Central, the Westin New York Grand Central, and a school housing 400 students. “We got everyone out safely within minutes,” said an FDNY spokesperson. “No injuries have been reported, and all construction workers are accounted for.”

Governor Kathy Hochul offered state resources to assist with the emergency. “We are in close contact with city officials and stand ready to provide any support necessary,” Hochul said in a statement.

The NYPD and FDNY have set up a unified command post at the scene. Drones continue to fly through the building to monitor structural movement. Engineers are planning to install emergency shoring — temporary steel supports — on the affected 21st floor and at additional locations as a precaution. “We will place extra supports in case there are weak points we haven’t spotted,” a city engineer explained.

The structural integrity of aging skyscrapers has become a growing concern in cities with aging infrastructure.

What Caused the Buckling?

The exact cause of the column failure remains under investigation. However, the conversion project added significant weight to the building: 19 new floors are being constructed atop the original 10-story section, and the entire facade is being replaced. Structural engineers speculate that the additional load, combined with the removal of existing structural elements during renovation, may have overstressed the columns.

“When you add floors to an existing building, you need to ensure the foundation and columns can handle the extra load,” explained LePatner. “It appears that somewhere in the process, the safety margins were exceeded.”

The city’s Buildings Department is conducting a full investigation, and officials have not ruled out issuing stop-work orders or pursuing further penalties against the developer.

FAQ: Former Pfizer Building Collapse Threat

Is the building going to collapse completely?

FDNY officials say a total collapse is unlikely due to the steel-frame construction, but a localized collapse of the 21st floor area remains possible. The building is being monitored continuously.

How many people were evacuated?

At least nine buildings were evacuated, including a hotel, a school with 400 children, and the affected tower itself. All construction workers are accounted for, and no injuries have been reported.

What caused the structural failure?

The exact cause is under investigation, but the building was undergoing a major conversion that added 19 floors and replaced the facade. Two steel columns on the 21st floor buckled under stress.

Who owns the building?

The building is owned by Metro Loft Developers and David Werner Real Estate Investments, who purchased it from Pfizer in 2018 for $363.5 million.

When will the area reopen?

There is no timeline yet. Streets remain closed in a zone from East 40th to 45th Streets between First and Third Avenues. Authorities will reopen roads only when the building is fully stabilized.
